What changes the price of a flooring job

Subfloor preparation is the biggest variable. A flat, dry slab needs very little work; a slab with high and low spots needs grinding and levelling compound; an old timber subfloor may need fixing down or sheeting. We price this at the measure so there are no surprises on the day.

Removal of old flooring, stairs, the number of doorways and transitions, and the amount of cutting around kitchens and built-ins also affect the final figure. Larger open areas usually cost less per square metre than lots of small rooms.

Carpet cost per m² on the Gold Coast

Carpet is usually the most affordable way to refresh bedrooms. Polyester sits at the lower end of the range, solution-dyed nylon in the middle, and wool and wool blends at the top. Underlay quality affects both comfort and how long the carpet lasts, so we always quote a good underlay.

Vinyl plank and hybrid flooring cost per m²

Vinyl plank and hybrid are both waterproof and suit Gold Coast humidity. Vinyl plank is the lower-cost option; hybrid has a rigid core that is firmer underfoot and more forgiving over minor subfloor imperfections, which is reflected in the price. Apartments may also need an acoustic underlay to meet body corporate by-laws.

    Timber flooring cost per m²

Engineered timber has a real hardwood top layer over a stable core and generally performs better in Queensland conditions than solid boards. Solid timber and wide or long boards sit at the top of the range.

    Price examples by room

To give you a feel for real costs, a single 12 square metre bedroom in mid-range carpet usually lands toward the lower end of our carpet range once underlay and trims are included. A 45 square metre open-plan living and kitchen area in hybrid typically sits in the middle of the hybrid range, with the final figure depending mostly on slab preparation and the number of transitions. Whole-home jobs often combine hybrid through living areas with carpet in bedrooms, which balances cost and comfort.

Commercial jobs are priced separately, because factors such as staging, access and carpet tile or sheet vinyl specification change the labour involved.

Ways to keep the cost down

Choosing a product from a mid-range collection, keeping one floor type through connected living areas, and removing furniture before we arrive all help reduce the price. If your existing tiles are flat and well bonded, a hybrid floor can often go straight over them and avoid demolition costs. Booking bedrooms and living areas in the one job also saves a second setup. And if you have a written quote from another licensed installer, our Price Beat Guarantee means we will beat it.
